A short sale is when a seller needs to sell their home for less than they owe on their mortgage. In order to get a bargain and not a headache you will need to do your homework. Here are some tips for protecting yourself before buying a short sale.</p>
<h3>1. Use experts</h3>
<p>It is important that before you buy a short sale you assemble a team of experts. During the initial phase you will need help identifying which homes are being offered as short sales. The nature of short sales are different, you will also need help determining a purchase price and what to include in your offer.</p>
<p>A real estate attorney who is knowledgeable in short sales is also key. Navigating the process of a short sale can be tricky so you will need an experienced short sale attorney to help deal with the potential of multiple liens, mechanic’s and condominium liens, or homeowners association liens. Often homes that are in short sale have these issues and without help will be harder to purchase.</p>
<h3>2. Prepare emotionally</h3>
<p>If you want a good deal on a short sale you will probably have to be in it for the long haul. It is important to stay patient, and remain unemotional during what can sometimes be a lengthy and emotionally difficult process. You may even want to consider a title search upfront. This could weed out properties with multiple liens if you are under a time crunch.</p>
<h3>3. Know the market</h3>
<p>In order to successfully purchase a short sale you need to know the marketplace.  When a lender agrees to a short sale, they are agreeing to losing money on the loan they made to purchase the home. A short sale can be a good deal but it usually not a steal. The lender also knows the fair market value of the home and wants to minimize their losses. If your offer is too low, you chance it being rejected. During the process we will determine a price range that works with your budget and is hopefully one that the lender will accept.</p>
<h3>4. Know the Process</h3>
<p>The short sale process is different than that of a standard sale. The agreement to sell the home for less than is owed is actually made between the seller and the lender, not the seller and the buyer. The seller must first gain approval from the lender before the sale can be finalized.</p>
<p>First, you would make an offer on a home and the sellers must consent to your offer to purchase. Then the sellers must submit the offer to their lender. The seller also sends along documentation to the bank as to why they need to sell the home for less than is owed. The seller should also have an attorney to help them with this process.</p>
<p>Lenders typically do not move quickly on this process. It can often take weeks or months to get an answer. This is why is often best to put a competitive offer first. If several lien holders are involved; each can make a counteroffer or just reject your offer.</p>
<h3>5. Firm up your financing</h3>
<p>Lenders don&#8217;t just look at the amount you are willing to pay for the home; they will also weigh your ability to close the transaction. If have a strong offer lenders will look more closely at your offer. You will want to make sure you are pre-approved for a mortgage for any consideration. Other factors that could influence the decision in a positive way are: having a large down payment, ability to close at any time, and flexibility. They will often not consider your offer if you have a contingency.</p>

<p>Here are five things you need to know before taking the leap.</p>
<p>1. Prices are at all-time lows<br />
In many second-home hot spots, prices are still close to their five-year lows. When the real-estate bubble burst, some of the hardest-hit markets were vacation destinations. Many vacation home areas experienced overgrowth and may now be suffering from foreclosures.</p>
<p>2. Think ROI<br />
Consider the possible return on your investment. Whether or not you decide to rent the home out, you will want to consider buying a place that has good rent potential. That&#8217;s because a home&#8217;s rent ability can affect its resale value. Before you bid on a house, make sure the homeowners association or township allows short-term rentals.</p>
<p>3. Don&#8217;t count on rental income<br />
If you are planning on counting on rental income to cover the costs beware. According to <a href="http://www.homeaway.com/">HomeAway.com</a>, a typical second home property rents out just 17 weeks a year. Make sure to account for the weeks the home won&#8217;t rent. Plus, you&#8217;ll need to pay for cleaning, maintenance, insurance, and maybe management fees. Make sure to plan on the maintenance costs of the property being at least 15% of the income.</p>
<p>4. Your mortgage rate depends on how you use the home<br />
How you use the home depends on the mortgage rate you will receive. If you plan to use the property primarily as a second home and you&#8217;ll pay about the same mortgage rate as you would on a primary residence. If your plans are to use the home for rental income and need that income to qualify for the loan, you&#8217;ll need to have as much as 25% for the down payment and pay up to one percentage point more in interest.</p>
<p>5. Take advantage of tax benefits<br />
Talk to your tax guy before you buy. If you rent the home out for two weeks or less you won&#8217;t have to report a cent of income to the IRS. The good news here, you can still deduct property taxes and mortgage interest. On the flipside, if you stay there for less than two weeks or 10% of rental days, you can deduct operating costs in addition to interest and property tax.</p>

Chocolate also contains tyrosine, a stimulating amino acid.</p>
<p><strong>3. Energy drinks</strong></p>
<p>Red Bull and other energy drinks are high in caffeine as well as the amino acid taurine, which boosts alertness and adrenaline. Recent studies have shown that even if you drink energy drinks early in the day, the combined high dosage of taurine and caffeine can make it hard to sleep, or to sleep well, later on.</p>
<p><strong>4. Tomato sauce, chili, pizza, and spicy foods</strong></p>
<p>Digestive disturbances are a common source of sleep problems, but many people fail to make the connection. Acidic and spicy foods can cause reflux, heartburn, and other symptoms that interrupt sleep.</p>
<p><strong>5. The nightcap</strong></p>
<p>A drink or two may make you feel more relaxed after dinner, but it comes back to haunt you &#8212; literally &#8212; a few hours later, by preventing you from achieving deep sleep. And because alcohol both dehydrates you and makes you have to pee, it wakes you up, too. Wine is high in the stimulant tyrosine as well.</p>

<p>Hardware is the “jewelry” of your cabinets.  Not having hardware on your cabinets is like putting on a great outfit, but forgetting to accessorize.  Hardware is also a great place to be creative and unique.  You can expect to pay anywhere from $3 to $15 (or more) for each knob or pull.  But it’s well worth it!</p>

<p>When most of us think of purchasing a rug for our bathroom, we generally head to the bathroom department of the local home store.  But why not try something with a little more style?  Instead of a regular bath mat, try introducing a small area rug into your bathroom.  Instant color and style!  And because the rug is generally smaller than one you’d need for a living room, it’s possible to find one for $50 to $100.</p>
<p>I’m really surprised at how many people still use toilet seat covers in their bathrooms.  Toilet seat covers are not only outdated, but they’re incredibly unsanitary.  Remove it and reveal your sparkly clean toilet.  And the cost?  Free!  Simply remove…..AND TOSS!</p>
<p>These are just as bad as the toilet seat covers.  Actually, they’re worse, considering that these catch more….ummmm…stuff, since it’s on the floor.  Eewwww!  Again, just lift, and TOSS!  And again….it’s FREE!!</p>
<p>If you have a plain, plate-glass, builder’s basic mirror, give it a frame!  Simply purchase some moulding from your local home improvement store, cut to fit, paint, and adhere it to your mirror.  Fill in the corners with a bit of wood filler, sand, and touch-up the paint.  If you don’t want to go to the trouble of making a frame yourself, you can always remove the mirror completely, and replace it with a purchased, framed mirror.  Either way, the impact will be tremendous.  This can easily be achieved for $50 to $100.</p>
<p>If you have a bathroom that requires a shower curtain, this is NOT the place to make a simply utilitarian choice.  Visually, shower curtains consume a large area of the bathroom, and this is the perfect place to add color and style to your bathroom.  So now’s the time to get rid of your plain, plastic shower curtain, and find one that defines your style!!</p>

According to the EPA, VOC&#8217;s are in the air that you breathe and can have long term health effects, including liver, kidney and central nervous system damage and cancer.</p>
<p>Here is a list of some of the indoor air pollutants that you may want to reduce or remove in order to have a healthier home.</p>
<p><strong>Cleaning Supplies</strong><br />
The things that clean your home may be making you sick. In fact, bleach is one of the biggest offenders. In order to have a truly clean home, remove all of these chemicals and start replacing them with natural ones. Check the labels of everything. Many sheets that are made for your dryer have formaldehyde in them. Some of the most dangerous cleaning products are corrosive drain cleaners, oven cleaners, and acidic toilet bowl cleaners. Corrosive chemicals can cause severe burns on eyes, skin and, if ingested, on the throat and esophagus.</p>
<p><strong>Air Fresheners</strong><br />
Air fresheners may smell sweet but their effect can be anything but. Some air fresheners can send chemicals into the air that contain VOCs. The American College of Allergy, Asthma &amp; Immunology looked at plug-in fresheners and found more than 20 VOCs&#8217; and more than one-third were considered toxic or hazardous. VOCs can increase the risk of asthma in kids. At high enough levels, they can also irritate the eyes and lungs, trigger dizziness and headaches, and even lead to memory loss.</p>
<p><strong>Furniture</strong><br />
Believe it or not the place where you sit or sleep could be harming your health. Furniture is such a big part of our life, we eat on it, sleep and sit on it. Furniture also can emit VOCs. Furniture is often made with flame retardants, finishes, adhesives and foam cushions that give off harmful chemicals.</p>
<p><strong>Paint</strong><br />
You often hear about the dangers of lead paint. You should also be worried about the brand new fresh paint you just put on the walls. Paint, paint strippers, varnish removers and floor stains all emit VOC&#8217;s into the air. These chemicals don&#8217;t go away once the paint has dried or once it stops smelling. The harmful chemicals can last for as long as two years.</p>
<p><strong>New Flooring</strong><br />
That new carpet smell is not good for you. As pretty as it may look new carpet, wood floors or even linoleum flooring give off VOCs. Purchase flooring produced from renewable materials such as linseed oil, rosins, wood flour and jute. Look for wood flooring that is FSC Certified (it came from a Forest Stewardship Council Certified Forest which helps protect old growth forests from being clear cut).</p>

<p><strong>Accessories</strong></p>
<p>A brand new look can sometimes be as easy as replacing a few of the accessories. Replace worn-out, faded towels with some soft, fluffy new towels.  Expect to pay from $5 to $30 per towel.</p>
<p>Try adding new towel bars and toilet paper holders too. If you update your cabinet hardware you will want to try to go with a similar finish.
