You are about to make a big decision; putting your home up for sale but there are some very important things you need to do before the sign goes in the yard and you open your doors to potential buyers. Getting these things checked off the list will help get you to a quicker and more profitable sale. Here are some tips to get you started: 1. Sit down with your real estate professional. Come up with a game plan and set a realistic asking price. Make decisions about marketing and showing availability. Pre-scheduling meetings or times to catch up with your agent will help keep the lines of communication open. 2. Get your paperwork in order. Prepare a list of repairs, upgrades that have been done to your home. Assemble all†maintenance†records, warranty information and user guides for appliances in the home. If you do not have them many are available on the internet. It will show potential home buyers you care about your home. 3. Clean your home top to bottom. Wash the walls, shampoo the rugs, touch up the paint and get every cobweb from the corners. Remember your home will be looked at very closely and the last thing you want is a buyer to be turned off by a little dirt. 4. Organize and declutter everywhere. You have probably acquired quite a bit of stuff. Go through every closet, cabinet, and start clearing out. You may want to have a yard sale or donate unwanted items to charity. For the things that you must keep consider a storage unit. 5. Get a home inspection. Have a pre-sale inspection of your home. This will prevent any surprises and help you identify any problem areas in your home. Repairs can affect the ultimate sale price of your home. For problem areas, make repairs or get estimates. This will help you determine what the ultimate sale price or items you may need to be prepared to negotiate on. 6. Stage the home to sell. Hire a professional stager to dress your home for sale. You will want to stage the home inside and out. Research shows that staged homes typically sell for more money. Congratulations you are well on your way to a successful sale.

You think you live in a palace. Your home is your kingdom but when it comes to selling your home buyers may not be in agreement. In today's market, buyers are pickier than ever and may be literally turning their nose up at your home. Here are a few things that buyers hate about homes: 1. Smells Buyers don't like homes that have a strong smell especially bad smells. Make sure to get rid of any source of odor. The biggest culprits of strong smells are smoking, pets and cooking with strong odors. If you have pets or smoke have the carpets, drapes and all professionally cleaned. If you have a cat make sure the litter box is clean and kept out of the way. You will also need to refrain from cooking things with strong odors. Stay away from strong spices like curry and foods like fish. 2. Dirty bathrooms and kitchens. They say bathrooms and kitchens sell homes, just as easily they can prevent a sale. Concentrate on keeping the†bathrooms and kitchen spic and span. Keep the floors vacuumed, the counters clear of clutter, and†make sure the sink is free of dirty dishes. Keep freshly cleaned towels available for the showings. 3. Clutter Keep the clutter at bay by investing in some inexpensive wicker baskets. Putting clutter in baskets can be a quick way to pick up toys, store laundry and catch all the mail on the kitchen counter. 4. Poor lighting Who wants to live in the dark? Replace all burnt out bulbs with†high efficiency, bright bulbs. Buy some lamps to bring light into poorly lit rooms. Make sure to open all the blinds and pull back the drapes and let as much natural light in as possible. Cleaning the windows will also help show off the light. If you are able turn on all the lights in the home before a potential buyer walks through. 6. Bold colors and wallpaper You may love the bright pink room or the living room clad in wallpaper but chances are a buyer does not share your style. Try to neutralize rooms with†creams and off-whites. These colors can also make a room feel larger and brighter.†If your home is covered in wallpaper consider removing it. Buyers are often deterred†by the thought of having to remove wallpaper. 7. Man's best friends You love Fido the dog and Mittens the cat is just so cute but buyers may have allergies or even be afraid of your pets. Keep the pets away from the home or crated when buyers are looking at your home. 8. You Believe it or not you do not help the sale. The buyer wants to be able to view your home without feeling watched or pressured. If you are in the home or the driveway the buyer will not take the time they need to view the home properly. Leave the selling to the professional.

Each year the National Association of Realtors does a study of home buyers and sellers. They ask home buyers and sellers across the country why they bought or sold, how they made decision and who they are. Here are just a few of things they found out: WHAT SELLS The typical home purchased was 1,780 sq ft, was built in 1990, and had three bedrooms and two bathrooms, according to NARís 2010 survey of buyers and sellers. APPEALING TO BUYERS 44% of sellers offered incentives, like home warranties and help with closing costs, to attract buyers, according to NARís 2010 survey of buyers and sellers. THE PRICE IS RIGHT Recent sellers typically sold their homes for 96% of the listing price; 57% reduced the asking price at least once, says NARís 2010 survey of buyers and sellers. GENDER GAP There are more single female buyers than single males. But single male buyers grew by 2 percentage points between 2009 and 2010; single female buyers. COST OF LIVING The median price buyers paid for homes was $179,000, according to the latest NAR survey of buyers and sellers.

Homeowners don't typically think of putting much effort in the garage when preparing a home for sale. Investing a little time and effort into staging your garage could just be the difference from for sale to sold. Follow these quick and easy steps to a garage home buyers dream of. 1. Get organized. Everyone loves storage. Show off your garage and make it a selling point. One of the best ways to showcase your garage is an organized place where buyers can picture their things. Shelves, bins and storage closets are available at any local hardware store. When your garage looks spacious and organized it is more appealing and may even result in the buyer feeling like they are gaining square footage. 2. Light it Up Lighting can make all the difference. Replace dangling, plain bulbs with fixtures or strip lighting. Adding an eight-foot fluorescent light strip can turn your garage from dark and dreary to open and inviting. 3. Finishing Touches Garages that have appealing floors and walls go a long way in the buyer's eyes. Concrete garage floors can be coated with an epoxy resin-based paint or rubber mats and tiles. This hides spills and makes cleaning a lot easier. Don't forget the walls. Adding sheetrock makes a very clean surface and makes the garage feel more like a finished space.
