Everyone wants a deal especially when purchasing a big ticket item like a house. In order to get a good deal you have to be a great negotiator. If you are on the hunt for a housing bargain you need to be prepared and sharpen your negotiation skills. Here are some tips to get you on your way to buying success: Do Your Homework: Gather information about the property. Find out about recent repairs and improvements or renovations. Review the seller disclosure statement look for details, such as the age of the roof and systems in the home. Know the Market: Find out what other homes are selling for in your price range. Ask your real estate agent to do a comparative market analysis on the home you are interested in. The comparative market analysis will compare the home to homes that have recently sold and homes that are currently on the market. Be Prepared: Before you start shopping for a home get your credit in order.The higher your credit score, the better the chance you'll get a good deal on a home loan. Once you have your credit in order start the mortgage process and get pre-approved. If you are pre-approved the seller will see you are a well-qualified buyer. Be Reasonable: It is easy to let emotions get in the way. View the purchase as a business transaction. Approach the situation objectively, and don't take the negotiations personally. Negotiate: Start off your negotiation on the right foot,  don't low-ball the seller with an insulting figure. This can immediately kill the transaction. Negotiation is a two way street. In most negotiations both parties compromise. Be Smart: Stick within your budget and don't let emotion take over when you are negotiating. Know what price you're comfortable with and stick to it. This way you will be sure to buy a home that you can afford.

Rates are low, prices are right, and now is a perfect time to think about investing in real estate. Many would-be investors think real estate is a way to quick riches. Rapid monetary returns are usually not the case. However, the rewards can be substantial if you are willing be patient, do the necessary homework, and make a few good decisions along the way. Before you start investing in real estate, here are a few things to consider: • Start small: Don't go large on your first investment. Take on a smaller investment first so you have the opportunity to make some mistakes that won't cost you large amounts of money. Investing is a learning process. • Don't overpay: Do your research on your potential investment. Do full a full property evaluation; research the location, have a home inspection, and look into any liens and owed taxes. Always conduct an in-depth property analysis before negotiating any terms. • Consider the margins: Paying the bills on an investment property is different than paying for your personal residence.  When you buy an income property to rent, you're calculating how the income (rent payments) will help pay the mortgage and operating costs. • Know your partners: Having a bad partner could be your biggest downfall. Try to team up with a more seasoned real estate investor to learn the ropes. It is also important to be comfortable with your partner. Like all other businesses, real estate investing, requires a well thought out plan if you want to succeed. Weigh all the risks involved in real estate investing and develop a plan on how you will manage and overcome them before you get started.

Trying to buy and sell a home at the same time can be tough. Sometimes these buyers and sellers are referred to as being in a sandwich because they are in the middle. The reason this can be difficult is because there is no guarantee that your new home will close at the same time as your old home. Selling and buying a home at the same time is possible but you will need help. Here are a few tips on how to get into your home while closing on your own home: 1. Hire a real estate professional. This is almost an impossible task without having a seasoned professional by your side. There are lots of details that go into selling and buying and an experienced real estate professional will know just what to do to get you to both closing tables. 2. Sell first, and then buy. This is probably the easiest and safest plan. List your home for sale and secure a buyer. You can either close on your home before purchasing another one, or ask the buyer for a contingency to allow you time to find a new home before closing on the previous one. There are many advantages to selling first, it allows you to know how much you can spend on a new home, and you don’t have to worry about temporary financing. 3. Try to schedule the closing date on the purchase of your new home on the same day, but after the closing on the home you are selling. This way, you can stay in your present home until you move into your new one. Bottom line, when it comes to selling and buying a home use the expertise of your real estate professional. Your plans may change depending on your circumstances and your local market.

When you walk into an open house and see the home you want to buy, before you start working with the seller's agent, you need to understand who that agent is working for. Many buyers do not understand that the seller's agent has a fiduciary duty or a duty of loyalty to the homeowner. While agency laws differ from state to state they have the same general principles: Typically an agent represents either the buyer or the seller. However, in some cases an agent will assume the role of a dual agent (representing both the seller and the buyer). Make sure to check the agency laws specific to your state, but in general agents fall into these categories: Seller's Agent: A seller's agent works for the real estate company that lists and markets the property for the seller, exclusively representing the interest of the seller. Buyer's Agent: Some states may have written agreements regarding buyer agency. A buyer agent assists the buyer in evaluating properties, preparing offers, and negotiating in the best interest of the buyer. Dual Agency: Dual agency occurs when the buyer's agent and the seller's agent are the same person or company (depending on state law). Dual agents do not act exclusively in the interests of either the seller or buyer. Dual agents cannot offer undivided loyalty to either party. A conflict of interest can arise because the interests of the seller and buyer may be different or adverse. A buyer and seller must agree to dual agency. Always ask your real estate agent about the agency laws in your state. Many states require buyers and sellers to sign a disclosure form at the first meeting between the agent and potential client.

More and more millennials are getting into the housing market. A survey by homebuilder PulteGroup found that 65% of those who make more than $50,000 a year reported increased interest in buying a home. The recession has forced Generation Y, roughly those age 18 to 34, to delay buying homes. Now millennials are now entering their thirties and the cost of buying a home is now becoming a reality. While student loans and financial resources are keeping some younger people from the housing market many others are realizing that in many cases owning a home is cheaper than renting. The survey also reported that millennials know what they want in a home: 84% listed storage as a priority was ample storage                 76% want space for TV and movie watching                                                                           69% desire an open living/room kitchen layout                                                                             63% look for outdoor living or a deck                                                                                               36% cited the ability to work at home Other recent studies have affirmed the PulteGroup study and have shown that 90% of millennials plan to buy a home someday keeping the dream of homeownership alive.
